A brownfield site in the heart of London’s Raynes Park has been transformed into 16 new light industrial units, delivering top rents in one of the highest demand commercial areas in the UK.
Rainbow Industrial Estate on Station Approach was cleared to make way for the new development, spearheaded by Faircloth Construction on behalf of client, Workspace.
Associate Shaun Strugnell said: “Anywhere on the outskirts of London is at a premium because demand for office space and light industrial units in the south is so acute.
“This 5,600m2 plot was occupied by old buildings and there was a clear opportunity to extract more revenue value from the site via a programme of demolition and re-build which is exactly what the client did.”
HBPW provided all the civil and structural engineering drawings, including drainage, so that the 16 self-contained 122-362 sqm units, all with mezzanines, good eaves height and reinforced concrete flooring, could be brought to fruition.
Rainbow Industrial Park is situated just off the A3 for easy road access to Central London and out to Surrey. It is also ideally located next to Raynes Park railway station with frequent quick links into Clapham Junction and Waterloo in just 10 minutes.
