Paddock Retail Races To The Finish

Associate Shaun Strugnell was delighted when he was charged with leading the civil and structural engineering plans for the US chain’s new opening at Willerby Shopping Park in Hull.
But little did he know that he would soon be representing the brand’s continuing interests at Weybridge’s Paddock Retail Park on Sopwith Drive, just outside London.
“The Paddock Retail Park is the only non-food retail warehousing in Weybridge,” said Shaun, “and one of only two schemes in the wider catchment.
“When we came to site at the behest of landlords Box+ III Weybridge Ltd, there was a large B1 outlet occupied by Currys PC World and an adjacent, smaller, 10,000 sq ft building occupied by Argos. However, they vacated allowing us to take an engineering brief for incoming tenant TK Maxx.”
New mezzanine foundations were designed, along with a new lift pit and alterations to the external façade.
The landlord then decided to develop a further portion of land to the side of the TK Maxx outlet and KFC took up the retail option.
“Access was tight,” added Shaun, “because the site had already been heavily developed, however, we were able to support KFC’s requirements, providing full structural design, including steel foundations and drainage, to the contractor, APSS and project manager, Litchford Consulting.
“Again, this is a perfect example of valuable land within close proximity of the capital, being fully utilised, not only bringing a valuable food outlet to the area but also maximising the wider asset for the landlord.”
